Position Summary:

Sirius XM seeks a strategic leader to oversee space planning, construction, maintenance, and real estate. The Vice President, Facilities, Real Estate Planning and Operations will be responsible for managing relevant activities and staff, including budget and space planning, budget performance monitoring and adherence to all applicable laws and regulations for all office locations.

Duties and Responsibilities:

General:

  • Responsible for all department budget planning and budget performance monitoring.

  • Responsible for current knowledge of and compliance with all facilities-related laws and regulations (e.g. OSHA).

  • Develop, enhance, and implement current department policies, procedures, and controls.

  • Partner with relevant stakeholders on company's procedures for impromptu building closures and related communications, as they arise.

  • Collaborate closely with the Critical Systems team and Vice President, Safety and Security under the direction of the Chief Administrative Officer.

Facilities:

Oversee management of facilities operations for all office locations including:

  • Direct day-to-day facilities operations, staff and vendors, including mailroom services, cleaning, copy machine, supplies and, repairs and maintenance.

  • Plan for and manage office relocation and build-outs including all construction activity, expansions and remodeling.

  • Oversee all employee office allocations and moves.

  • Develop facility space allocation programs to ensure maximum use of current office space for current and new facilities, where applicable.

  • Develop and maintain efficient vendor and operational service standards, interface effectively with vendors and building management to ensure adherence to lease agreements, building maintenance contracts and utilities, and optimal functioning of all building systems (mechanical, fire/life safety, elevator, etc.)

  • Oversee all construction coordination and equipment and furniture allocation, including government inspections, offsite storage, applicable city planning, and contractor management.

  • Responsible for primary approval for bids on repairs (including RFP processes), services, equipment replacements and capital projects while staying within budget and completing in a cost effective and timely manner.

  • Maximize existing assets, including but not limited to: incremental cash flows, reduced maintenance and repair costs, capital spending vs. approved budget, etc.

Real Estate

  • Perform strategic analysis to ensure the best portfolio of locations to meet business objectives.

  • Lead negotiations and finalize contracts with respect to leases, facility vendors, architects, outside legal counsel, real estate brokers, contractors and others as necessary.

  • Manage all aspects of company leases and sub-leases.

  • Responsible for proper payment of all rents and operating expenses for company properties as well as the establishment and adherence to related audit processes and procedures.

Supervisory Responsibilities:

  • Supervise numerous employees including Facilities and Office Services staff and vendors .

Minimum Qualifications:

  • Bachelor's degree required, preferably in Engineering or Facilities Management or equivalent, relevant experience. Master's degree a plus.

  • 15+ years of experience in facilities management, including experience with both corporate headquarters and support facilities and managing multiple locations.

  • 10+ years of people management experience.

  • Experience scouting real estate, negotiating leases and managing full-scale buildouts of multiple office locations.

  • Certified Facilities Manager (CFM) preferred.

Requirements and General Skills:

  • Strong vendor management, project management and construction management skills required.

  • Knowledge of budgets, cost estimating, regulatory requirements, and the ability to read blueprint specifications.

  • Deep experience and skills in managing a variety of leased real estate properties.

  • Working knowledge and understanding of real estate related processes: strategic sourcing, supply chain management, facilities management, location management, lease transaction management, design and construction.

  • Experience leading corporate services functions to ensure efficient, safe and effective operations of all facilities around the country.

  • Must be a self-starter with a proactive approach to getting work done.

  • Detail-oriented with strong analytical skills.

  • Demonstrated ability to build effective internal and external working relationships.

  • Commitment to provide superior customer service to all internal customers; strong interpersonal skills.

  • Strong interpersonal skills with the ability to interact and work with staff at all levels.

  • Excellent written and verbal communication skills.

  • Willingness to take initiative and to follow through on projects.

  • Keen sense of priority, relevance and significance to create options for addressing problems and opportunities to achieve desired outcomes in a complex, fast-paced environment.

  • Excellent business judgment, problem-solving and decision-making abilities; proven ability to think outside of the box and innovate.

  • Must have legal right to work in the U.S.

Technical Skills:

  • Thorough knowledge of MS-Office Suite (Word, Excel, PowerPoint, Access).
